Job Summary:

The Marketing Support Specialist (MSS) delivers hands-on marketing support focused on brand awareness for Second Avenue. In addition, they are a key contributor, motivating market teams by developing and creating leasing campaigns, marketing programs, and initiatives for our portfolios. MSS’s collaborate and communicate with market and central teams to enhance listing visibility and standardization in order to obtain company KPI’s in occupancy and rent optimization. MSS’s research into market trends and competitive communities keeping Second Avenue one step ahead. MSS works closely with Market Portfolio Managers, focusing on effective and timely marketing approaches for preleasing of coming soon inventory and rent ready inventory.

Duties and Responsibilities:

  • Perform daily audits of listings to ensure accuracy and attractiveness including language, photos, and cooperation with Fair Housing laws.
  • Coordinate with market leaders to monitor, promote and respond to Google, Yelp, and other social media review outlets.
  • Coordinate and audit resident retention and outreach programs.
  • Contact HOA and other entities and maintain records of application requirements, rules, and regulations.
  • Build relationships with local HOA contacts.
  • Assist in auditing and creating resident facing communications to ensure spelling/grammar accuracy and Fair Housing laws are followed
  • Manage resident issues such as resident notifications, HOAs and code violations, as needed.
  • Manage effective resolution on property violations with vendors and with respective code enforcement authority on vacant properties, as needed.
  • Communicate with supervisor and various members of the internal team and external vendors.
  • Run and manage from reports from property management system.
  • Deliver positive customer service experience during all interaction with clients, associates, peers, support groups, suppliers, and residents.
  • Comply with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

  • Ability to use a computer proficiently, including Microsoft Outlook, Word, Excel and property operating/accounting software. Propertyware experience preferred
  • Knowledge of Landlord Tenant Act. Knowledge of legal notices and processes. Comprehension of Federal Fair Housing laws and any applicable local housing provisions.
  • Ability to negotiate, influence and gain consensus.
  • Ability to be flexible and quickly adapt to changing business needs and processes.
  • Ability to set, manage and meet goals and deadlines.
  • Ability to exercise independent judgment and maintain confidentiality.

Ideal Candidate Characteristics:

  • Minimum high school graduate required.
  • Ability to accomplish outlined tasks within defined timeframes.
  • Proven ability to interact effectively with a wide range of highly experienced peers and principals.
  • Experience and knowledge with respect to accounting and property management software platforms. Propertyware and related platforms a desirable plus.
  • Successful track record with respect to prioritizing multiple initiatives – including rapid execution and sense of urgency regarding completion of key tasks within set timeframes.
  • Strong work ethic, value system, high level of adaptability and team orientation.
