Job Role: Senior Surveyor
The successful Senior Surveyor, will be part of the Development Team working on medium to large scale residential developments. Company has a large portfolio of residential projects, which are at various stages from conception through to construction delivery stage. The portfolio extends over private sale, affordable and build to rent units including commercialetail space. They are also actively pursuing development opportunities in London and Home Counties.
The Senior Surveyor will report directly to the Commercial Director. They will be to be self-motivated and work independently and collaboratively to commercially manage multiple projects, either directly and/or via consultants. They will need residential developer experience, working with consultants, supply chains and main contractors. They should have strength in relationship building, interrogating cost plans, pre-construction, construction, procurement and in reporting. This is a ‘hands on’ role and the successful person will assist in all tasks as part of a lean but efficient commercial team.
Essential Job Functions, Duties And Responsibilities

All of the below points will either be handled directly by the Candidate or via management of Consultants;
- Liaising, and working with Consultants, Contractors & Internal team to procure and deliver projects
- on time, to quality; with responsibility to drive budget improvements.
- Preparing and presenting internal reports (e.g., commercial reports / project reviews) and reviewing external reports
- Assisting on feasibility studies
- Manage Consultants in generating estimates, interrogating estimates and presenting the final cost plan.
- Generating and maintaining benchmark rates cost tool.
- Managing Pre-Qualification process and compiling tenders list for approval.
- Efficiently operate the tender process through to contract award. Prepare/Review and forward Tender Recommendations
- Be proactive in decision making and negotiating throughout the construction and procurement process
- Ensure the contract is administered effectively
- Hold and attend meetings; tender, pre-order and throughout construction period.
- In conjunction with the wider team report on any potential risks or opportunities that may arise, including value engineering.
- Reviewing and certifying and processing Contractor and Consultants payments and invoices
- Assessing variations with sub/contractor/consultants. Dealing effectively with post contract cost variances and the change control processes
- Assessing / Preparing final account generated by consultants/sub/contractors for Commercial Director review
- Correctly identify and ensure preparation of contractual notices
- Assist Commercial Director in compilation of claims against Contractors or be able to assess and make recommendations against any claims received.
- Assist Commercial department with compliance to business core objectives
General Background
- Preferably degree qualified in Quantity Surveying or Construction Management or related field.
- Minimum 3 years of senior development management experience delivering high density residential / mixed-use projects.
- Knowledge of JCT – traditional and D&B Contracts.

- Team player, willing to learn and get involved with a wide range of tasks
- Ability to work on own initiative and generate solutions.
- Highly IT literate, including advanced knowledge of Microsoft Excel
- Able to work under pressure and at a fast pace.
