Job Description

We are currently seeking a Operations Engineer to join JLL Markets Property Management in the city of Dallas. This individual will be responsible for the installation, repair, and maintenance of mechanical, electrical and plumbing equipment, machinery and related controls and components.

Shift: Monday- Friday 8pm-5pm

Essential Functions

  • Perform preventive maintenance and repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards
  • Monitors and maintains responsibility for tenant services, preventative maintenance, general maintenance and technical proficiency
  • Monitoring operation and maintaining refrigeration, water cooling and air conditioning equipment, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and electrical equipment
  • Performs and/or completes all tenant service requests accurately and expediently.
  • Performs preventative maintenance tasks in a timely manner.
  • Record readings and make adjustments where necessary to ensure proper operation of equipment
  • Actively participates in emergency response procedures, technical and safety training programs.
  • This position is required to undergo periodic safety training which includes Fall Protection, NFPA70 E regulations, Lock-out /Tag-out, asbestos awareness, and other OSHA required training courses.
  • Perform all work using the proper safety equipment and in a safe manner
  • Complies with all policies and procedures established for the portfolio.
  • Ability to work long hours occasionally and some weekends

Daily duties also include:

  • Create/close PM’s and WO’s request & check for accuracy
  • Assist engineers with daily operations
  • Complete building inspections monthly
  • Walk/inspect sub-stations, AHU’s & vacancies weekly

Required Knowledge, Skills and Abilities

  • Knowledge of maintenance and operation of building automation, water treatment and fire life safety systems
  • Good interpersonal and a positive team attitude
  • Familiarity with computers and operations and office automation applications, including Microsoft Office
  • Utilize CMMS systems such as Building Engines for all work performed
  • Strong customer service orientation
  • Ability to work independently as well as a strong team player
  • Excellent verbal and written communication skills
  • Responsible for checking on the buildings during inclement weather and emergencies. While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio.

Other duties and tasks assigned from time to time

  • The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds
  • Be able to visually inspect machinery and buildings.
  • Ability to frequently walk up and down stairs for inspections and emergency procedure
  • practice or implementation.
  • Ability to climb ladders up or be on lifts up to 40 feet
  • Ability to detect emergency alarms – auditory and/or visual.
  • Equipment inspections require getting on hands and knees to reach areas difficult to access

Minimum Required Education:

  • High school diploma or GED
  • 4 years experience in plumbing, electrical, HVAC trade including rooftop units
